Servicing/Maintaining Your REO Assets

All utilities are ordered within 48 hours of receiving assignment. In order to ensure our REO Listings are being properly maintained, we visit all assets weekly.

  •  Utilities will be checked to ensure they are on and operating properly. (Please note: On our first visit and before water is turned on, we will walk the property and look for potential areas that may result in a leak or flooding).
  • All windows and doors will be checked to make sure they are properly secured.
  • Property will be secured with a lock box containing the key to the property.
  • We will make sure the “For Sale” sign is standing and that it is stocked with flyers.
  • We will collect all cards and follow up with all agents that showed property that week.
  • We will email our asset manager a copy of the check-off list and a photograph of the current property condition.

REO Services Offered

·         Occupancy Status: Occupancy will be confirmed same day asset is assigned.

·         Cash for Keys: Cash for keys will be coordinated.

·         Secure Property: Property will be secured same day as property becomes vacant.

·         Photos & Visual Inspection: Property will be photographed and visually inspected by listing agent at time of re-key. Property condition will be immediately relayed to seller.

·         Utilities: Utilities will be ordered within 72 hours of securing property.

·         Trash Out & Initial Sales Clean: We can coordinate the trash out and initial sales cleaning.

·         BPO: We will provide a highly detailed BPO to you with 24-48 hours.

·         Negotiations: Once offers are received we will promptly notify you. We will include all required documents at one time making the review process as easy as possible for you.

·         Closing: We will work closely and be in constant communication to expedite a fast and successful closing.

·         Market Updates: We will provide market updates every two weeks.

 

Marketing Plan

·         Multiple Listing Services (MLS): We advertise all our listings in the Northwest Multiple Listing Service.

·         Internet Advertising: All listings will be featured on several high-traffic websites, such as: Windermere, Trulia, Google base, and our personal site Eastside REO. Listings will also be featured on all IDX websites.

·         Signage: We will post a “For Sale” sign at every property.

·         Full Color Flyers: Professional color flyers will be placed at the property and on every “For Sale” sign as permitted by law.

·         Open Houses: All listings will be held open on a regular basis.

·         Print Advertising: We advertise our listings in the real estate section of local newspapers.

·         E-Marketing: We email blast all of our listings to real estate agents throughout the county on a weekly basis with our available REO properties.
